It’ll be like the new hospitality lounge. Sponsors & local contractors paying and/or providing labour in exchange for free use or various benefits.
And Dean Milne earning his salary

Has anybody looked at the Plans.
Upstairs 152 seats for Hospitality Only. Says that Dundee FC fans can use the Hospo when they're at Home. Does Hospitality no normally include your Match Ticket? so dont know how that will work out.
Downstairs 60 seats for punters, open to the Public on Matchdays. States clearly that it will only be open on Matchdays when Dundee United FC are at Home, or Dundee FC are playing at Home, but in the case of Dundee FC gehms, doesna say whether its Dundee FC or Away fans who can use it.
There doesna seem to be Disabled access at the Main Entrance on Neish Street. (you have to go down 4 stairs to get into the building). Dont know what the ratio between wifeys and blokes is on Matchdays, but there are 11 chantys in the wifeys bogs and only 2 in the blokes.,and only 3 p1ssholes. Of course there is the beer garden, which in the Winter can have p1ssholes in the snow as Jack Carter would say.
Canna see much change off 200k for this TBH.
Council Planning Web Search Page - input 18/00535/FULL into the search Page. The Documents tab has all the Plans.

However much UTD make from the 100k or so start up costs it will be more beneficial than signing a Scott Mcdonald or Willo Flood style player(both finished when they were signed).
As MM said its the same money just spent differently.

Aggregate the take from various local hostelries and club 83 (none of whom, as you say will be affy pleased) and I'd think you'd make a few bob If the capacities big enough - bear in mind your only having to employ people once every couple of weeks for 8 hours or so....
Can we expect the same high standard of service as the in stadium catering facilities who also employ people to turn out for a few hours a fortnight?
Got a feeling that this may not change most supporters match day experience,
Going to take a long time to recoup the investment on the premises as well so very unlikely to be a gold mine for the club.
Very risky gamble imo, wondering where the club is finding the money to invest in the facility?I believe this is Jim Fyffes idea.
I get why he's looking at increasing revenue streams but imo the clubs gotta be careful they dont saturate the place with hospo.
Oh and they wouldnt be using his business to supply beer and spirits would they 🤔
Ah, makes sense, Architect already works for J F Kegs on other projects.

Had a look now Billy, with you on the numbers, possibly north of £200k for construction and fit out, professional fees etc. Depending on how they fit out there could be a 6 figure sum for the kitchen alone.
Even allowing for “assistance” from local companies and tradesmen etc.
